Market value is not a matter of perception. It is the result of analysis.

One of the most common mistakes when selling a property is assuming that its value is determined by the amount invested in it, the number of years spent living there, or comparisons with properties advertised online.

In reality, the market works differently.

Buyers are not buying your story. They compare your property with other options available on the market. They consider the location, construction quality, layout, condition of the property, energy efficiency and, above all, whether the asking price reflects its market value.

The right price is the starting point for a successful sale

A property usually attracts the most interest during the first few weeks after it enters the market.

If the initial asking price is set too high, the property may lose the most serious buyers right from the start. As a result, it can remain on the market for longer, often followed by price reductions, while the final sale price may ultimately be lower than it would have been with a properly planned sales strategy.

Setting the right asking price from the beginning is one of the most important decisions when selling a property.

Why is it so difficult to determine the right price?

Every property is unique.

Two houses of the same size on the same street can sell for significantly different prices. The difference is determined by factors that often cannot be captured by a single figure:

  • micro-location,
  • views and orientation,
  • construction quality,
  • functionality of the floor plan,
  • size and usability of the land,
  • level of maintenance,
  • legal status of the property,
  • current balance between supply and demand.

This is precisely why the value of a property cannot be determined solely on the basis of its price per square metre.

Emotional value is not market value

For most people, their home is one of the largest investments they will ever make. It is entirely understandable that owners often value their property based on the years of work, renovations and memories invested in it.

The market, however, does not assign value to these factors.
